Sperry Commercial Global Affiliates Real Estate Director Qualities and Experience

– Minimum 5 years commercial real estate experience
– Bachelor or master’s degree with a concentration in real estate is a plus but not required and can be used towards years of experience
– A designation such as CCIM, SIOR or CPM is a plus but not required
– Willingness to acquire a professional designation
– Willingness to mentor young commercial agents
– Licensed in multiple states is a plus but not required
– Must be licensed in Alabama and in good standing with the AREC

– Experience in commercial property management is a plus but not required
– Experienced in commercial leasing is required and must be able to demonstrate proficiency
– Must have integrity, loyalty, and dependability and be willing to take part in a culture of empowerment, accountability, motivation and personal development
– Must have excellent written and verbal communication skills
– Must have strong organizational and analytical skills
– Must have the ability to provide efficient, timely, reliable and courteous service to customers.
– Must have the ability to effectively present information
– Requires knowledge of financial terms and principles and have the ability to calculate intermediate figures such as percentages, discounts, and/or commissions

– Conduct basic financial analysis and requires intermediate analytical and quantitative skills
– Must have the ability to comprehend, analyze, and interpret documents
– Must have the ability to solve problems involving several options in situations
– Must have intermediate to advanced skills with Microsoft Office Suite
– Must be able to make decisions made with the understanding of rules and company policies to meet set results and deadlines
– Will be responsible for setting own project deadlines

Duties and Responsibilities

– Supervises, trains and mentors junior sales associates
– Develops business and negotiates the selling, leasing, and marketing of commercial real estate properties for clients
– Secures new and expanded business opportunities through prospecting, networking, relationship building, and selling more services as may be available for current client base
– Provides tenants and landlords with pertinent information on leasing availability, current market conditions, and property values
– Accompanies prospective clients to property sites to discuss property features, leasing rates, and terms
– Compiles property data for clients, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments

– Prepares Request for Proposals (RFP) and reviews RFP responses
– Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons
– Gathers and coördinates materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements
– Prepares LOI’s, offers, and lease amendments
Participates in contract negotiations and due diligence
– Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry
– Drafts correspondence to existing and prospective clients

– Gathers prepares and distributes marketing materials
– Engages in local business community and charitable events, as well as industry and professional associations for creating new contacts and generating new business
– Maintains accurate and up-to-date information in company databases.
– Provides informal assistance such as technical guidance, and/or training to sales agents
– May coordinate and assign tasks to co-workers/agents within a work unit and/or project
– Other duties as may be assigned
